Las Vegas Mayor Shelley Berkley is doubling down on her plan to offload the 50-acre Cashman Field property, promising that this time, the city will attract serious buyers with real development potential. After a failed auction last November—where no bidders stepped forward—Berkley acknowledges that the city’s approach was too restrictive, requiring buyers to pay upfront before knowing if their project would even be approved. Now, she says, the city council has adjusted the rules to give bidders a clearer path forward.

For years, Cashman Field has been a financial burden, sitting largely unused despite its prime location in downtown Las Vegas. The property has seen everything from Major League Baseball games to political rallies, but the city has struggled to find a sustainable purpose for it. Now, developers are eyeing the land for potential sports venues, industrial uses, or even large-scale revitalization efforts that could transform the area.

However, not everyone is convinced that City Hall is handling the process correctly. Real estate expert Tera Anderson warns that the city risks missing a golden opportunity if it doesn’t maximize the potential of this rare 50-acre lot. She argues that loosening restrictions and developing a solid vision for the land would make it far more attractive to serious investors. Otherwise, she fears it could remain vacant for another decade—a wasted asset in a city desperate for smart growth.

Berkley, who campaigned on eliminating costly government mismanagement, sees this sale as a crucial step in cleaning up the city’s financial mess—particularly in the wake of the $636 million Badlands golf course litigation. She insists that recent changes will make the sale process smoother and ensure that the city doesn’t just unload the property but puts it to meaningful use.

Las Vegas has spent years trying to figure out what to do with Cashman Field. Will this second attempt at an auction finally lead to progress, or will bureaucratic red tape and mismanagement keep it stuck in limbo?
