The Biggest Homebuilders Are Building on Water Street in Henderson
One of the nation’s largest homebuilders is developing Henderson’s Water Street.
Lennar Corp. recently broke work on a 25-unit townhouse complex between Basic Road and Ocean Avenue. A news statement last week said Aqua will open in September 2023.
Joy Broddle, Lennar’s Las Vegas division president, said construction on the two-story homes would begin soon. Not yet.
Lennar bought the 1.6-acre site from Henderson’s Redevelopment Agency for $770,000, documents indicate.
Henderson’s Water Street used to be peaceful, with little foot traffic. When Broddle relocated to Southern Nevada 17 years ago, Water Street featured vintage businesses and was “lost.”
More food-and-beverage establishments have opened on Water Street, and a huge mixed-use project is near a new ice rink. More people are visiting the city’s revitalized corridor.
The new townhouse project is smaller than the Southern Nevada housing tracts built by Miami-based Lennar. Broddle said the company is delighted to be the first national homebuilder in downtown Henderson, which features restaurants, entertainment, and other ventures.
“Water Street’s energy level changes daily,” she remarked.
Henderson Redevelopment Manager Anthony Molloy said the city held the project site for over a decade and wanted to enhance downtown residential units and diversify housing types.
Lennar’s project “struck all the marks,” he remarked.
Molloy claimed other developers were interested in the land, but only Lennar was contacted.
According to Builder magazine, Lennar is the second-largest homebuilder in the U.S.
Water Street has restaurants, breweries, and other businesses, plus significant real estate projects. The Silver Knights’ practice rink, Lifeguard Arena, opened in fall 2020.
The Watermark, a seven-story mixed-use building, began last year. It will have 150 apartments and two commercial floors.
Strada Development Group co-founder Tom Wucherer stated the project should be finished by January.
Strada also proposed a 22-story structure with 110 hotel rooms and 225 residences near Water Street and Lake Mead Parkway. On the top floors of the high-rise would be a restaurant and sky lounge.
