The north end of the Las Vegas Strip is brimming with change, and now one of its most recognizable landmarks, Circus Circus, is officially on the market. Billionaire casino mogul Phil Ruffin, who purchased the property in 2019 for $825 million, has confirmed he’s seeking buyers for the 102-acre property, valuing it at an astounding $5 billion.
Circus Circus, a family-friendly staple since 1968, boasts a rich history, from its RV park and hotel towers to the Adventuredome, which grew from four rides to 25 over its decades-long run. It’s a rare gem on the Strip that caters to kids and families, offering carnival games, acrobatics, and a taste of nostalgia.
Ruffin’s decision comes at a time when the north Strip is undergoing a dramatic facelift. With new casinos like Resorts World and Fontainebleau opening their doors and plans for a mixed-use casino-arena project nearby, the area is rapidly modernizing. While Circus Circus has been a beloved destination for families, many believe its dated appearance could use a refresh.
“I hope they upgrade things and put a lot of money into it because it’s a fun place, but it’s very outdated,” said Barbara Jean, a current guest at Circus Circus.
Locals and tourists alike share fond memories of the iconic property, from playing in the Adventuredome as kids to enjoying its unique, kid-friendly atmosphere. Still, the consensus is clear: it’s time for a change.
UNLV Department of History Chair Michael Green highlighted the importance of the property in Las Vegas history, saying, “Circus Circus matters.” But with $5 billion on the line, the future of the property could include significant redevelopment or even a complete reimagining.
Ruffin’s plans to reinvest the proceeds suggest the potential for exciting opportunities in Las Vegas or beyond. He has not ruled out purchasing property in other states if the right opportunity arises. Meanwhile, the sale of Circus Circus could pave the way for a major transformation of the north Strip, further boosting the area’s appeal as a top destination for tourists.
